Introduction
Construction of 3 condominium apartments
Background / situation
In a residential area of Pully, at Chemin des Cerisiers, an available plot of land has enabled the construction of a building offering three condominium apartments. The neighborhood is characterized by a homogeneous fabric of single-family homes and a very quiet atmosphere. On the boundary of two residential zones, the new three-storey building, with its semi-buried first floor, meets Pully's villa zone criteria. The high-standard building is set back from a dead-end branch of Chemin des Cerisiers. It is therefore all the more protected from the nuisance of traffic already limited to the neighborhood.

Project / concept
The building consists of three apartments, one on each floor, providing residents with a high degree of privacy. The condominiums are large, measuring around 200 square meters for the first and second floors. The penthouse apartment is around 160 square meters. All feature large terraces and balconies, some of which are covered. On the attic, sunshades protect outdoor areas. The first floor is dedicated to garages. Three double boxes allow residents to park their vehicles indoors. The building fits into a fabric strongly marked by the pavilion style of the 1930s. But the interpretation of its massing and architectural features are perfectly contemporary: a right-angled volume enlivened by balconies and terraces on three sides, some of which are prominent, very light colors, quality materials and a great openness to light and dialogue with the outdoors. All with a view of Lake Geneva and the Savoy Alps.

Realization
The building's structure is made of reinforced concrete with all-round insulation. Heating is provided by an underfloor heat pump. The windows are triple-glazed. Photovoltaic solar panels provide part of the electrical power supply. In the stairwell, light colors, full-height glass railings and wenge landing doors set the tone. Inside, the choice of materials was guided by the fact that this is a multi-unit building. The kitchens and bathrooms are tiled on the floor and walls. The bedrooms are clad in parquet flooring and the walls in fine plaster.
Challenges and strengths
The plot on which the building was erected is set back from a very narrow road. It also has a gradient of almost twenty percent. This meant that setting up the site, stockpiling materials and excavating the site presented numerous difficulties. A case in point was the installation of the site crane, for which a helicopter had to be used!
